Operations
Acquisition, renewal, leasing, property management, and clubhouse spec as a single operating platform.

In-house project managers. Bid trades. Inspect work. Unit turns on a calendar, not a wish. Clubhouse stations are a close-out item, same as roofs.
Hold thesis, not a flip clock. NOI from operations, not financial engineering. Report like a lender is reading.
Clubhouse ops
Every BAFA community has a clubhouse with computer stations. Kids sit down with a local bank on a published calendar — open an account, learn a budget, leave with a habit. This is operations, not a program brochure.

Wired computers, printers, and a working connection. Count sized to the community. Hours posted on the clubhouse door. If a machine is down, it is a work order — same clock as HVAC.
A named nearby bank runs sessions on a published schedule. Youth savings accounts, budgeting, and financial literacy. The bank does the instruction and KYC. We provide the room, the stations, and the clock.
Supervised hours. Acceptable-use posted. Parent or guardian for account opening. No idle clubhouse. If the room is a storage closet, the community is off-standard.
Budgeted as an operating line: hardware refresh, connectivity, and a named bank on a 12-month calendar. Not a grant. Not a one-off ribbon cutting. Off-spec clubhouses fail inspection the same as a failed boiler.
